A bulkhead does not usually fall because its face rotted. It falls because its anchors let go. The wall holds back a yard full of wet, heavy soil that pushes toward the river every day, and the tie-backs and deadmen are what keep the top of the wall from tipping out. How the Anchor System Works

Behind the sheathing you see is a system you do not. A steel rod or cable, the tie-back, runs from a wale on the wall, back through the backfill, to a buried anchor, the deadman. The deadman can be a plate, a driven pile, or a concrete beam set in stable ground away from the wall. The face resists the soil, the tie-back carries the top of the wall's load back to the deadman, and together they keep the wall plumb. Lose the anchor and the wall has nothing holding its top.

Why Anchors Fail on These Rivers

Old walls used bare steel rod that rusts through in brackish soil, worst where it crosses the wet-dry zone. Many were built with too few anchors, or with deadmen set in the same loose backfill they were meant to resist, so they drag. A nor'easter or a hurricane surge that overtops and loads the wall can pull the last of them. The result is the same: a wall leaning out over the water, still faced but no longer held.

Resetting a Leaning Wall

If the face is still sound, a leaning wall is a repair, not a replacement, and that is a large saving. We install new anchors, often helical anchors screwed deep into stable soil past the disturbed backfill, pull the wall back toward plumb, add a new wale where needed, and re-tension the system with galvanized or coated hardware that survives the salt. A wall reset this way stands straight again for decades. If the face itself is also gone, we say so, because anchors on rotted sheathing only buy a season.

Built to Last This Time

The point of re-anchoring is to not do it again. We set deadmen or helicals in ground that actually holds, use hardware rated for brackish water, and size the system to the wall and the surcharge behind it. On a new wall the anchoring is built to outlast the sheet pile, because the anchor, not the face, is what usually decides how long a bulkhead stands.

My bulkhead is leaning. Can the anchors be fixed without replacing the wall?

Often, yes, if the face is still sound. A leaning wall with good sheathing has usually lost its tie-backs to corrosion or a pulled deadman. We can install new anchors, helical or driven, pull the wall back toward plumb, and re-tension the system, which is far cheaper than replacing a wall that never needed replacing. If the face is also gone, then anchors alone will not save it and we will tell you so.

A helical anchor is a steel shaft with plates that is screwed deep into stable soil behind the wall, past the disturbed backfill. It gives a leaning wall a new, reliable hold without excavating the whole yard to place a buried deadman. On tight lots and finished landscaping it is often the cleanest way to re-anchor a wall, and its capacity can be verified by the torque it takes to install.
